Welcome to our July 2024 dividend portfolio update! Most of our time over the last month has been spent dealing with our home build. As such, everything else has taken a back seat in priority.
With our busy schedule there hasn’t been any time to work on generating investible cash. And we certainly haven’t had the time to spend researching companies or reviewing our holdings. So everything is kind of on cruise control until we get a spare minute and some cash.
Before we get to our July numbers we need to keep in mind that our numbers will be over stated this month. This is because the June dividends for SCHD and QYLD both hit on July 1st. This month is essentially reversing the understatement we had in our June numbers. We will do our best to smooth that out below and get some true numbers.

In the month of July we received dividend payments from FRT, IRM, JEPI, KMB, KO, MAIN, MMM, O, MO, QYLD, SCHD & VICI. Our dividends totaled $86.41 and all receipts were reinvested back into the underlying positions.
In the month of July we didn’t add to any of our positions. This is probably the first time we haven’t added anything to our portfolio in a month. But, we were just too busy with higher priority items.

Year over year for the month of July we show an increase of 96.92%. However, as we mentioned this is a pretty large overstatement due to SCHD and QYLD. If we put the June dividends received in July back into their proper place our actual YOY dividend growth for July is 30.90%.
We can also now look back at June and make these same adjustments. In our June update we showed YOY growth of -11.29%. After making the adjustment our true June YOY dividend growth comes out to an even 30%. This is excellent growth for both months!
The only negative to note is the hit from our closed position in MPW and the YOY decrease from that.
At the end of July 2024 our dividend portfolio was valued at $18,869. This was a huge 8.46% increase from month ending June 2024. Just when you think it’s time for a down month along comes a new all time high. Crazy times!

On a year over year basis our dividend portfolio value has increased by 34.58%. We were hoping to pass the $18k mark some time this year. In July we blew right through that mark and nearly touched on $19k a couple of times. Again, crazy times!

With no additional shares added this month it was reinvestments only. With the reinvestment of all dividends received our portfolio will now provide projected annual dividend income (PADI) of just under $879. This is about $73 per month on average and only a $4 per year increase from our June update. For the month of June our yield on cost (YOC) was flat and remained at 5.45%. All of this was to be expected with no real additions to move the needle.
While we didn’t make any progress on our PADI this month it was fun to watch our portfolio make more new highs. I typically keep a close eye on our portfolio, but that hasn’t been the case lately. So it’s great to check in and see everything moving in the right direction after spending a lot of time on the road and in meetings.
It kind of feels like old times when we were at work all day. Ok not really, those days sucked. While exhausting, this phase of our lives is kind of fun. It will be a lot more fun after our home build is completed.
